Directions to Counsel We hereby retain you to commence legal proceedings in the nature of rent and possession against the tenants that we identify from time to time. For each tenant we identify we will provide all information respecting the tenant, identify the property occupied by the tenant, and provide all information respecting unpaid rent, late charges and any additional damages you are to seek. You will file suit in the appropriate court, seeking recovery of possession of the property and recovery of the amounts due from the identified tenant. You are authorized to provide a report of any legal proceedings you undertake on our behalf to McKenna, LLC as our agent. Our agent is authorized to communicate with you respecting any suit you file on our behalf, to provide to you information respecting issues that may arise and to provide you direction respecting trial of a suit, once filed. We understand that we may be required to provide one or more witnesses if a suit proceeds to trial. You have not been engaged to render any other services, including any efforts at collection of a judgment. Any such engagement would require a separate agreement. We acknowledge that communication with unauthorized parties could result in waiver of the attorney-client privilege. We acknowledge that McKenna, LLC, as our agent, may receive communications from you and from us regarding this engagement. We understand and agree that your fees will be based on the number of hours you devote to this engagement, at the rate of $325.00. We will be responsible to pay your fees, which you will invoice to us in care of our agent. We or our agent will advance any filing fee required to bring suit against the tenant. Your fees for filing suit for rent and possession will not exceed $500.00. If trial ensues you will provide your invoice to your agent for additional time and expenses incurred. We may terminate this representation at any time. You may withdraw from this representation for good cause, such as our failure to provide sufficient information for us to carry out your engagement or our failure to pay fees on a timely basis. This is a binding agreement that may not be changed unless in writing signed by you and us. If this letter is acceptable please countersign and return a copy to us through our agent.
